Booking Terms & Conditions

1. Who we are

Joglo Hati, Rumah Elfi and Rumah Richard in Ubud are operated by CV Bali Wijaya Place, Jl. Raya Mawang, Lodtunduh 80571, Bali, Indonesia (“bali.place”, “we”). You can reach us at welcome@bali.place. These terms apply to bookings of these three villas made on book.bali.place or accepted through one of our offers.

Villa Mint Satu and Villa Mint Dua in Seminyak, also shown on this website, are operated by a separate company; they are booked on request directly with their team, and that company’s own terms apply. For questions about these two villas, please contact seminyak@bali.place.

2. Your booking

Your booking is confirmed as soon as you complete it online, and you receive a confirmation by email with your booking reference. If a payment is due immediately, the booking is confirmed once that payment has gone through.

An offer from us is reserved for you until the time stated in the offer. After that, the dates are released.

3. Prices and payment

Prices are in Indonesian Rupiah (IDR) and include the cleaning fee shown at booking. The price you book is fixed; our rates for new bookings may change at any time.

The cleaning fee is part of the booking total and is subject to the same cancellation conditions as the rest of your stay.

Your payment schedule is shown before you book and in your confirmation. For each payment we send you a secure payment link. Payments are processed by DOKU, Indonesia’s licensed payment provider; your card details never reach us.

4. If a payment is not made

If a payment is not completed by its due date, we remind you by email. If it is still open after the period stated in your booking conditions, your booking is cancelled automatically, and the cancellation conditions of your booking apply to the payments already made.

5. Cancellation by you

The cancellation conditions of your villa are shown before you book, in your confirmation and in your personal guide. They are part of your booking. You can cancel at any time in your guide or by writing to us. Refunds are made to the original payment method.

6. Changing your booking

Number of guests: you can change it free of charge in your personal guide at any time, up to the maximum occupancy of your villa. The price stays the same.

Travel dates: you can move your stay to new dates in your personal guide if the villa is free on those dates. The price is recalculated for the new dates and shown before you confirm:

• If the new stay costs more, you pay the difference with a secure payment link.
• If the new stay costs less, the reduction is treated like a partial cancellation: the cancellation conditions of your booking that apply on the day of the change decide whether the difference is refunded in full or partly charged.
• A cancellation grace period of your original booking does not start again with a change of dates.

7. Your stay

• The maximum number of guests for each villa is shown at booking and may not be exceeded.
• The house rules of your villa, including check-in and check-out times, are shown before you book and in your personal guide. You accept them when you book. House rules: Joglo Hati · Rumah Elfi · Rumah Richard
• Please treat the villa with care. You are responsible for damage caused by you or your guests beyond normal wear and tear.

8. Cancellation by us

If we cannot provide your villa for reasons beyond our control, we will offer you another of our villas or refund all payments in full. We are not liable for further costs such as flights.

9. Travel insurance

We strongly recommend comprehensive travel insurance covering cancellation, illness, accidents, evacuation and loss of belongings.

10. Law and courts

These terms are governed by the laws of the Republic of Indonesia. The District Court of Gianyar (Pengadilan Negeri Gianyar) has jurisdiction, without prejudice to any mandatory rights you have as a consumer.
